TENANT TURNOVER MADE EASY WITH LESS STRESS - FOR LANDLORDS & TENANTS
INTRODUCTION
Quick. Make a list of the things that you least like to do. Moving is near the top of most people’s lists. Transitioning into or out of a home or an office is filled with tension, long to-do lists, and a bunch of non-income-producing tasks that become high-priority in a big hurry.
Whether you’re a residential landlord with apartment renters, or the owner of a commercial skyscraper office building and you’re leasing business suites, the act of moving for the lessor or the lessee has stress written into its DNA.
Here’s the other thing: Vacancies are beyond being a nuisance for landlords. They often lower the property’s marketability because they reduce revenue and, eventually, return on investment (ROI). And, of course, there’s the hassle factor.
In this post we discuss several ways that CREM Management offers its owners/landlords and their renter clients less stress during turnovers and vacancies.
FOR LANDLORDS
There are two kinds of move-outs (vacancies)
The tenant is moving out of their own accord.
The tenant is asked to leave for whatever reason, which can be Contentious (i.e., past-due rent) or Non-contentious (i.e., required building repairs)
If the tenant notifies us they intend to move out (say for another job), CREM Management replies by:
Scheduling a pre-move-out inspection
Sending them a Move-Out Letter, which states the expectations regarding the property’s condition.
Sending our Move-In-Move-Out Checklist document to be completed before the inspection.
If, on the other hand, the tenant is asked to leave maybe because they haven’t paid their rent or are damaging the property, Los Angeles and Orange County-based CREM Management offers:
In-House Eviction Counseling
Unlike many other Property Management companies, CREM Management is entirely attorney owned. Established in 2009, it handles eviction processing in-house—with legal acumen that advances the proceedings quickly, efficiently, and within budget.
Speedy Unit Turnover
The second the tenant vacates, CREM Management’s team springs into action. We realize that time is money, and every day the space goes unoccupied, rents stop and expenses start. We pride ourselves on providing a quick, diligent, and efficient turnover. With in-house counsel, our lease documents are comprehensive and compliant, and limit liability at every turn. Our Vetted Vendor Partner services offer advantageous pricing on any ancillary maintenance requirements, including quick response on unit turnovers.
FOR TENANTS
A rapid, well-organized turnover is a de-stressor for tenants, too. Our Rental Move-in-Move-Out-Checklist lets you know exactly (in writing) what’s expected of you and assures you that you and your landlord agree on the condition of the space when you move in. It’s a good reminder for the move-out transition as well.
Knowing your new landlord values your time is fantastic, too. There’s nothing worse than having all your belongings in the moving van, and your place (office or apartment) isn’t move-in ready!
More Tenant De-Stressors
CREM Management helps with move-ins in other ways. On this CREM Management website page, we have a handy list of resident services, including a rental application, links to the USPS and California DMV change-of-address websites, and links to SoCal Gas, the Los Angeles Department of Water & Power (DWP), and Southern California Edison.
What else? Contact us for recommendations on a list of reliable movers in the area and decide how you’d like to pay your rent ahead of time by using our secure/online rental payment portal.
You’ll also find a handy list of FAQs to help you know more about your new digs, whether it’s the pet policy, what utilities are included, and when the “curfew” might be.
CONCLUSION
Moving is stressful. It’s somewhere behind seeing the dentist and speaking in public. Indeed, our landlords lose sleep when their turnover is high and their rental units are empty. But our tenants must also be happy to sustain the trust we’ve worked so hard to create in this Southern California marketplace. A strong relationship between tenants and landlords is critical during turnovers! It’s an anxious time. When people move in, they’re excited. They are taking a new step in their personal or business lives. When they leave, they may be sad, apprehensive, or happy to be moving to their next career or lifestyle. CREM Management understands that moving often marks a fragile transition and needs to be handled delicately and efficiently.

Our professional, experienced team of property managers takes great care to make your Southern California commercial real estate experience a good one.
